LIHTC generally places income and rent restrictions on designated apartment homes. Section 8 is a separate rental-assistance program that may provide assistance through a voucher or another subsidy arrangement. A LIHTC rent is not automatically calculated as 30% of a household gross income.

An application may not qualify when the household does not meet the resident selection criteria, exceeds the applicable income limit, cannot complete required income or asset verification, cannot occupy the home for the required lease term, or does not satisfy the LIHTC full-time student rules.

A household made up entirely of full-time students may be ineligible unless it meets an accepted exception. Examples can include certain households receiving qualifying public assistance, former foster-care participants, qualifying job-training participants, eligible single-parent households, or married households eligible to file a joint tax return. Management must verify whether an exception applies.

Applicants must provide complete information and documentation for all household income sources. Examples may include wages, bonuses, tips, commissions, Social Security, child support, unemployment benefits, recurring monetary gifts, and income generated by assets or investments.

Income limits are tied to the Area Median Income for the geographic area and may be updated periodically. LIHTC rents are generally connected to the designated income level and bedroom size of the apartment rather than the number of people who occupy it.

Recertification requirements can depend on the property, unit, and applicable program rules. The management team will explain the documentation and timing requirements that apply to your household after move-in.
